@Jenessa NeSmith yep. I figured as much.
In addition to turning Instant Book off, I'd not rent to anyone without positive reviews. Not worth it. I've done it for years.

@Robin J. I like the innovative way you are thinking. From a business model stand point, this makes sense. Practically, it could be weird.
1. You'd be coming out of pocket to fix someones property without pay, and your name would not be on the deed
2. You are partnering with someone who may not be very entrepreneurial
3. You'd obviously have a contract, but it could get weird when they close, get paid, and hard to find them if they become shady
Again, I like the idea, but partnering with multiple people could be iffy. If you can find a way to make sure you are covered (putting your name on the title, etc,) then you could be good.
Just my thought...but you REALLY have to trust the home owner to make this work.

@Michael Menard you will need to do a lot more projecting than this. I recommend using this Flip Analysis tool from BP: https://www.biggerpockets.com/flip-analysis

@Khizar Hanif congrats on the growth!
1. Def use a diff account for each flip. Get checks and a debit card. Easier to keep separate
2. I just use excel. Easy and everything I need. Just put your projections in, then add a column next to it for ACTUAL expenses. Then you can track where you are going above and where you can take budget from.

@Jenessa NeSmith I have a hosting question for you. This guest, did they already have any reviews on Airbnb?
Interested to know if they did or didn't, as if they did not, there could be a lesson there.
If I were you, after fixing everything, focus on the lessons, and how to avoid this type of situation in the future. Lose the battle but do not lose the lesson(s).

@Dustin Amodo I've used Bethany Insurance Agency and National Real Estate Insurance Group. Check them both out and get quotes.
