@Michael Kiley we are in LA, so this may be a bit more than your market, but we pay bout $3.80/sqft on average for our staging. Our staging company is really good.

@Kerwin Montilla you need to focus on contacting about 20 local community banks and credit unions. If you just do that, you'll find 1 or 2 that will get you what you need.

@Sarah Robinson we have private money investors that pretty much finance our 'float' / 'gap funding' in order for us to pay for rehabs before the draws come in.
Also, keep in mind, you do not have to have ALL of the rehab dollars..just a portion of it, as the draws are usually 3 to 5 times during the process.
So, your best bet is to show the deal to some friends/family/associates who may be interested in the deal and pay them 10% return within 6 months to make it attractive.

@Crystal Denmon those trenches were done in the backyard, as there was no HPOZ jurisdiction back there. But because there is a Code Violation on the home, we cannot and have not done any work since January. So no...we are not doing anything until we get approval.
