@Gary Ahu it sounds like he has other interested parties that he'll contact next year also in order to get the best price.
My advice would be to:
1. stay in contact w/ seller
2. ask what price and what TERMS (fast close, cash, etc) they would take immediately or without hesitation
3. see if you can visit the property in the meantime
4. get your $ ready so you can go when they're ready

Anyone interested in getting together to play 9 or 18, have fun and talk REI?
Any level welcome...as I am a former bogey golfer getting back into the swing of things and shooting around 100 now...looking to break 90 by end of the year.
I usually play Weschester during the week and Wison/Harding on the weekends..but willing to try other courses.

@Irfan Raza I understand what you are saying. But I mentor people for free, and our minimum investment is $50k...but for someone like @Justin Lee who's enthusiastic, we find ways to make exceptions...and I am sure if he reached out to 10 - 20 other credible investors, there will be a couple more in addition to me who like helping people.
Work with what you got man.

@Lakshmi Nikitha Duggirala you offer them 10% ROI...thus 10% interest on their loan to you. If they invest $100k, you pay them $110k when the house is sold.

@Mark Mathews I would agree w/ all of the potential issues that @Mike McCarthy brought up 100%.
Get a contract for all of those unforseen items..and have a lawyer take a look.
Also, because it is THEIR home, you do not have the greatest position, as if they sell and run, you may be left high and dry.
It's tricky...we've thought about it ...and unless they are willing to transfer title to an entity that you both own, it may not work.

@Dan Carbone if there are NO rehabbed homes, then all you can go off of are the comps in the area.
However, the two ways you should be using are:
1. Your own research by finding the rehabbed comps on Redfin or Zillow
2. Find an agent that is entrepreneurial and who will hustle to find you the comps you need.
