@Cody DeLong To be honest, I do not know how much the tile and tub costs specifically, but we spent $10k on the master bath all together. The budget was $7k, so we went over budget.

@Luckisha J. get in good with a few agents. They should have relationships with Title Companies that can search title for you. Some may do for nothing, but some may charge $100 or so for each search.

@Michael Trueba the only way I'd consider it is if they show and prove. Do not go exclusive until you know they can bring you deals and sell deals. 

Try them out first...and use other agents until they can prove that they are worth the exclusivity.

@Tiffany Foy from an Ann Arbor guy to a Columbus lady, I suggest (been self employed since 2001):

1. Start your entrepreneurial en-devour on the side first (do not give up that w2 easily)

2. Once your side hustle equals to the amount you make at your 9-5 , then consider it

3. Determine how you will have your benefits taken care of (spouse, etc)

4. Then go for it. 

In a nutshell, do not leave the 9-5 until your annual salary is replaced.

@Joshua Top we provide the hookups for the washer/dryer but do not provide those. However, we do provide the stove and fridge.

@Account Closed you can go ahead and list as is. You can let the buyers know that the bathroom is not permitted. Many times, buyers do not care. And they'll take care of it if it is ever needed. 

I'd proceed without opening that can of worms now and only address it if needed.

@Maxwell Milholland Your ARV should be determined by a realtor who knows the area who can tell you what a house will go for within 1 mile radius with he updates you have, similar beds, baths, sqft and lot sqft.
