@Jackson Tate keep self managing until you physically have no more bandwidth to do it.
At that point, IF you have the cash flow form real estate to pay someone to manage it, do it. If you do not, then I suggest finding a partner who could be the eyes and ears while you are at work, and give them a piece of the action after you sell the property. That's what I'd do. Saves you money and gets you a partner in line with your priorities,...maximizing net profits.

@Ryan Johnston I recommend you get a letter of POF form your HML. They will provide this. You can still put in ALL CASH offers using HML because really it means that you can close fast and not traditional.

@Carlos Araujo I agree with @Charlie MacPherson , get a local realtor who has a good reputation and get them to pull comps for you. Most will do , with the understanding, if you buy the home, you'll be able to have them sell it for you.
Also, to do a quick and dirty comp lookup, find homes with similar SQFT for home and lot, same beds and bath and that have been rehabbed...best to get within 1 mile radius and within the past year.

@David Martin Jr I'd suggest you look up a few people on here and visit a few meetups and get a feel for the people first. See who you admire...see who has a temperament and professionalism and business model that you think you would be a fit with...and before partnering, get to know them a bit...see how you guys can 'date before you marry'.
People are not always what they seem, so ask around about their reputations before you do a JV also.
