As far as your question, I can only surmise that most MF owners do not think like a business owner, but a homeowner and are worried that their rates will go up or they will be cancelled. They do not know how it really works in commercial/MF.

I also know the Broker and an agent at All County Polk. They have a great reputation down here and are investors themselves.  I have not used their services though.

@Abigail Kilgore You would be moving down with an asset not debt. If you look at it like a business (which it is) you would have debt on the property for sure, but as long as the debt & expenses are covered by the income the property produces, it is a positive on your balance sheet and therefore an asset. Hope that makes sense.  

I would go to some local meetups here in Orlando to start networking. You may be able to get started while you are still up here and move down there with the ball rolling. Let me know if I can help. 

@Yvens Carrenard welcome to BP.  I would suggest getting involved in local meetups. They are a great way to network and learn from like minded people.  Check the one out under the Networking / Events section that is meeting this Saturday morning in Winter Park.
