2. No idea, ideally I'd like to use hard/private money to BRRR, or maybe even seller finance if they'd be open to it?
3. Good point...lol, no would have the tenant pay utilities...I will re-work my numbers!
4. It's an old home, in a more rural, economically depressed area. The owner's brother is living there now and she's ready to get rid of it.
5. & 6. OK I will re-do my numbers.
7. The ARV is pretty accurate....I haven't gone to see the property yet, just trying to decide if it has the potential to be worth it...
Thank you John, happy to hear any other insight you can think of after these responses. I'm tempted to find a partner and take a back seat for the benefit of the learning on these first few deals...good idea??? :)

Sorry, I feel like I may be too conservative in my calculations since I'm brand new!! I want to be conservative but don't want to miss a deal because I'm doing it wrong...please help????

My name is Shelly and I'm on my "re-start" so wanted to introduce myself here! :)
I have been lurking and learning on BP for awhile now, but am FINALLY ready to take action and jump into my first deal! I work a FT sales job (travel to the west coast often for work), got my IL RE license last summer, and want to buy my first investment property in the NW suburbs of Chicago SOON. I have a couple of potential off-market deals coming my way, and want to partner with an experienced local investor for every step of the process...help with analyzing the deals, as well as the rehab. I'm happy to share the opportunity so I can learn from someone who's "been there, done that", and I know that this will be the first of many deals we can work on together! Long term goal is single family buy & hold, and ultimately small multi-family buy & hold all in the NW suburbs (Woodstock, Crystal Lake, Algonquin, Huntley, etc), and to replace my FT income in the next 2 years. I've been timid in my "not knowing" and I know it's held me back from moving forward sooner...but right now it's "now or never" since I'm not getting any younger! I've learned SO MUCH from the BP forums, community, podcasts and meet ups and can't wait to dive in!!
