Great thread guys thank you! I've suffered from analysis paralysis far too long and now I'm ready to jump! I've got a solid W2 income, I'm a newly licensed RE agent, and decent credit with not much to put down. Been trying to solve this puzzle so I can jump in sooner rather than later... Thank you for the info and advice here!

OK @Account Closed...what do you recommend for a newbie with little cash, good credit and a solid W2 income...(who's also a new licensed realtor... :) ). I'm trying to figure out the funding portion of getting my first deal, interested in your thoughts...?

Great info @Account Closed! As a brand new realtor myself with the ultimate goal of investing (sooner rather than later!), it's been interesting trying to "find my way"...I feel like I need a local realtor/mentor investor to help "show me the ropes", but after reaching out some, I'm not finding a great response...something I'm doing wrong? Or maybe they just don't have the time? I am super eager to get started and buy my first deal, but now that I have my license, want to make sure I move forward the right way....sure would like someone to hold my hand a little for at least the first couple of deals.... :) Wish me luck and keep the great advise coming!!!

I am a brand new pre-investor (haven't done a deal yet!) and I'm getting ready to get my financing lined up. How do you recommend I approach the local community banks in my area? Intro Letter? Appointment? And then since I don't have a deal yet, but just want to line things up and I am NEW, what is the best way to present myself in the most appealing way (on paper)? Resume? Business plan?
Just want to proactively connect and show that I am professional, planned and thought out... :)
