@Ismael Candelario welcome to BP! i am too looking into getting into house hacking. I have found much of my learning through many podcast and books! Bigger Pockets has some great books they released like Managing rental
properties and Househacking. Additionally after every guest interview on BP Podcast guest share their favorite books. As for more insights about my local area, meetups have been great!

@David Arrowood  Well I believe there is good debt and bad debt. How did the debt accumulate? Does this debt carry high interest? Many investors discuss the importance of taking care of  your personal finances before creating more financial decisions in real estate.

Hey @David Arrowood awesome to hear you already wantIng to take action. However, did you include your operating expenses (capex,vacancy,prop management, hoa etc) in your analysis? This can really influence your cash flow. 

Likewise, I am searching for a property in ATL. However, especially in Atlanta you have to really understand your market from a statistical point as well as a getting a good feel of the area.

Hi @Alejandro Ramos ! Welcome to the BP community. I am also new to real estate and currently getting my finances in order for my house hack in the future.

I would continue to listen to the BP podcast, especially all the way to end when they ask each guest to recommend their favorite books. As for other podcast, I like The Real Estate CPA, Rental Income Podcast and The Rental Rookie Podcast to name a few.

Continue to indulge yourself in the BP community, as I have learned so much!

Hi @Michael Johnson!

Since you haven’t shared your market it can be difficult to tell you exactly what you can do with that money. However, I am looking into house hacking and in majority markets that amount may only pay closings and down payment. However, you want to make sure you have a good amount for reserves along with money for other admin fees. According to Scott Trench’s book Set For Life, you want to get to around 25K. But all depends on your level of risk you are willing to take!

Hey @Denzel Domingo I M planning my house hack as well and was thinking about some of the some questions. I think it would be nice to put utilities, cleaning services and lawn care in rent just so you do not have to keep worrying about collecting money. 

As for fridges, I am still working on what would be best. Perhaps finding a property with 2 kitchens would help with the clutter of 5 ppl.

Hey @Ivan Diez-Canseco ! That was one of the books that got me pumped too! It was nice to read something that explained the process in lamest terms. 

I have a large portfolio of books I want to read. I found all my recommendations from BP Podcast. At the end of each interview during the “Famous Four” is when they shout out their favorite real estate and business books. The books I keep hearing great things about are, Emyth, Househacking and land lording on auto pilot. They are my next reads! Of course, take a read of Rich Dad, Poor Dad. Overall solid fundamental book.

Hey @Nick Holland welcome to BP! Sounds like you are headed in the right direction. You have the capital, will power and goal in mind. Have you been to any REI Meetups. I just went to Invest now Atlanta last week and really enjoyed myself. Let me know if you ever would like to connect! I am also a newbie.
