The wealthy developers I know will often ask for owner financing just because it's easier than tying up more cash.
Cash is king and just because you have it doesn't mean you want to have it tied up. You should absolutely use a lawyer. It would be silly not to! Good luck!

Hey Eva. Congrats!! I don't know him myself, but Matthew F. Johnson is someone who has done some presentations at our KW market center, so my assumption is that means he is knowledgeable about real estate! Felt worth mentioning.

Just make sure you shop around for flood insurance rates. They can vary greatly in terms of monthly costs and what's required to put down at closing.

Yeah you know, as I think about it more, that's not a terrible idea. If you lead gen like a pro, you'll do great in real estate full time.

Being a full time agent is definitely the best way to really get into it. But every has a different path. I'd look around more to find an agency that is willing to let you work part time, or ask to be a referral associate and work a certain number of deals yourself. Being a referral associate will make you money but it wont' actually give you any experience with transactions. So if your ultimate goal is to go full time, you really need to be able to start working some transactions. AND that said, when it comes down to it, lead gen is the number one thing you need to get good at, so if you can spend 10 hours/week lead generating and just send all of those leads as referrals, you'll actually be getting great experience in a sense. Maybe you could ask to be kept in the loop as those referrals continue to move through.

Pretty sure it's illegal in Vermont and might be against the Realtor code of ethics. If you do it, it shouldn't be something official. It can be a kind thank you *wink* with a gift card in the mail. But not I WILL PAY YOU FOR LEADS. Something to reward the behavior when your friends do send you leads
