I just came across an investment book I thought I'd share: Insider Investing for Real Estate Agents: How to Profit from Your Intimate Knowledge of the Market (2006) Not sure how good it is since I haven't read it yet, but the title intrigued me!

In Louisiana acceptable inspection is written in the Real Estate Commission's required buy-sell agreement, and makes no mention of inspector certification. Perhaps it's the same in the state you're looking to buy in. Most states have the Agreement on their Commission's website.

Doesn't happen in Central Louisiana when I list foreclosed properties. Perhaps the previous owner took?

I was a hostage negotiator with a municipal police department. I loved it :) Unfortunately, the pay wasn't very good at all, so I moved on to work for Uncle Sam.

I agree with Erik and the other posters that recommended the protection of an LLC. I created an LLC in Louisiana (where I live/conduct business) by going to the State's website - they had all the necessary forms and guidance - and I paid only their filing fees.

I have to agree with the others... in Louisiana you must be sponsored by a Broker to gain access to MLS, even if you're an Unlicensed RE Assistant.
