Checkout Ohio! Columbus is the fastest growing metropolitan area in the midwest with decent cashflow, and appreciation 8% higher than the national average. @Bryan Ester there are a lot of options. Ohio is a great example. You could buy in Columbus where appreciation is 8% higher than the national average and hold till it's paid off. Properties in Columbus typically cash flow something, so you most likely won't just be breaking even. All the while you can leverage the high value of the property via REFI or HELOC. Or buy in Cleveland where the entry price is low, and rents are high, and cash flow a ton. or you could mix the 2 and buy in both and have a couple of rapidly appreciating properties in Columbus and a couple of high cash-flowing properties in Cleveland. Lots of options, I'd be happy to chat more on the subject if you want!

@Matthew DeMichele I would highly recommend a 2-4 unit in Columbus Ohio. Our appreciation has been 8% higher than the national average and isn't slowing. We have Intel, Limited brands, Nationwide, and many more, so we have plenty of jobs. Cashflow is also still high so no doubt you will have your mortgage covered in a duplex. You most likely will cashflow still if you can get a 4-unit! Feel free to reach out with any questions.

could be the case. take Cleveland for example, Cliffs has been dumping a ton of money into the steel industry up there, and the population is rising for the first time in a while.

Hi Will, I just started this year in Ohio and I think it's a decent time, you may have to work a little harder than at other times in the past but it's certainly doable. Are you originally from Kalamazoo? just curious because I'm from fennville!
