BRRRR is defiantly achievable in Cleveland. I think it may be easier to find them down in Columbus because appreciation is higher, but they can still be found. If you have any questions about areas in either city, feel free to reach out!

@Shanna Pettie I'd call around and ask about DSCR loans they typically require less down.. fair warning, credit unions often have great products in this department but in my experience they don't close

I would strongly recommend finding a VERY thorough inspector that you trust, as flippers are known to cut corners. I'd be happy to send a list of inspectors in Ohio if you'd like!

Hi Helen, I think you're looking in the right areas. I'd strongly recommend Columbus Oh. its the fastest growing metropolitan area in the midwest and has tons of big corps moving here, giving you the long-term growth you're looking for. Cleveland is also a good option because it cashflows really well.

Hi Kendricks, the first thing to do is figure out if your local market has good investment potential (appreciation? high cash-flow? is it a popular vacation spot where AirBnB would pull good money?). If the answer is no start looking out of state. Look at markets that fit one or all of these criteria. I'd recommend starting to research Ohio. There are a ton of things that make it a great place to invest in. Read this https://www.biggerpockets.com/... it talks about the importance of building your core 4 for OOS investing. https://www.calculator.net/ren... this calculator is pretty simple and will help you run numbers more quickly. You'll definitely be able to scale more quickly OOS investing, but it's easier to start locally. If you choose to invest OOS read this https://www.biggerpockets.com/... its supper helpful and will make it so much easier for you.

I think you would be able to scale more quickly with option 2. especially in a place like ohio.

However, if you're wanting to get married to your girlfriend soon, option 1 might make more sense.
