Hey, yes, we can certainly evaluate the pricing based on Cap Rate and NOI with the leases in place. My email is in the signature line, if you'd like to send over additional details for me to review.

Bridge to Perm is an option and/or secure perm debt and cash-out at the same time - happy to discuss options.

It can be done.  What city/state are your properties in?  Per other comments, knowing the exact value of each of the 12 will help determine the loan amount parameter minimums for a blanket loan.

Quote from @Dawit Regassa:

Anyone that does DSCR on rural properties for STR?

Really depends upon the actual city/state and how much the property is valued?

Like most said, I wouldn't worry about the rates right now.  I'm even seeing low-mid 7's, and we're expecting a 100 bps rate increase this week, we'll see!

Consider an I/O ARM, like a 5/1 (with little to no pre-pay penalty). This way, you can cash-out some equity, still cash-flow your existing rentals, and then (hopefully) in 2-3 years, rates will be competitive again in the 4's/5's and you can Refi into a 30 year fixed.

We finance STR's nationwide, from short-term bridge to long-term 30 year notes.

Up to 80% LTV on Purchase. If vacant, we use AirDNA.com data to support the cash-flow numbers.

Quote from @Josh Good:

Anyone done a traditional jumbo refi lately? I have an STR in Eastern TN which I'm fairly confident has appreciated to over $1 mill and I want to pull out more than the conforming loan limit allows. I found a lender that will do a DSCR loan but the rates are high. Any recommendations?

Josh, loan amount isn't an issue here. What rate were you quoted from the DSCR lender?
