Our 30 year fixed loans are designed for Investors. Typically we are 75-80% LTV on purchases.

We work with Foreign Nationals all of the time for long-term debt financing.  However, being a Foreign National, you're required to put more cash down on the purchase from 30-35% cash down plus fees and closing costs.

Outside of Agency and bank debt (which typically limit you to 10 investment assets per account), our private bank loans are "asset based", thus no DTI, no limit to the number of properties that you can own. And, our loans don't get reported to the Credit Bureaus since they are deemed "private business" loans.

Hey Matt, yea for any STR/Airbnb purchases, you're going to need at least 20-25% cash down plus loan fees, closing costs and some interest reserves in your account.

Hey Wes, yes, this is NOT the norm. You are confusing Primary residence FHA loans, which can be acquired for 3.5% down. This is NOT available for any type of Investment purchase, inclusive of Multifamily. For any real estate investment purchase, government sponsored financing, or otherwise, is going to be a minimum of 20-25% cash down, plus fees, closing costs and interest reserves.

@Thomas J. - I can look at #2, depending upon what type of asset you are trying to Refi.  We can do c/o refi on 1-4, with 3 months seasoning IF you had a prior loan on the property, otherwise it's 6 months seasoning.  [email protected]
