@Yuriy Skripnichenko - your numbers really aren't that good, just being honest here. However, if you put down 20% of the purchase price, and let's hope that the ARV is higher, then it might work for the 30 year exit rate/term refinance loan. This is "not" a cash-out play as the numbers stand. Numbers don't work for a cash-out, only a rate/term refinance.

@Jason Makariades - we offer this service. Each property must appraise at least $100k for a Portfolio Loan. Typically 70-75% LTV, depending on a myriad of factors.

@Wryland Reed - due to the lack of real estate experience, and development, on your end, you will have to purchase the land with cash, take it through entitlement and permitting, then someone like us can come in and do the vertical financing.

@Jeff Wright - you're in a tough position even with great cashflow.  For 30 year fixed Debt, the minimum property value is usually $100k, although we can go down to $80k.  Good luck!
