Hello all, I am returning a tenants deposit minus all repairs and I wanted to know if it is standard practice to send the tenant copies of receipts for all work done with the itemized statement? And also, should I send it certified mail? FYI; I'm located in California. Thanks all

Also try and get a copy of the current owners inventory checklist for the unit that is currently occupied. So if the tenant does decide to move out in a few months you will at least know what the condition of the unit was prior to renting to the tenant incase damages are more than normal wear and tear.

Good morning all,

I have decided to add a submeter to the water line for the second unit in my duplex. Would anyone know where the best place to purchase a submeter or what brand will be the most accurate and reliable?

Hello all,

So I recently received my LADWP water bill for my duplex in Los Angeles and it was roughly $1,200. I suspected a leak but after a few inspections I found out that the plumbing was fine. now i can only suspect that the tenants are consuming mass amounts of water.

I wanted to know if anyone could provide me with any advice on sub-metering and and if there are companies that will handle billing to tenants? Also, any websites or personal experience would be helpful.

In regards to repairs, am I required to tell the tenant what the cost will be that day?
