Thank you Chris!  I totally agree. I was just hoping I could get some pointers on what the letter should say. :)  I kinda have a template in my head, but just looking for ideas as well. I see you are from Oakland. I grew up in the Bay Area. Love it there... love Oregon as well. Again, thank you! Any push is a push towards my goals.

Hi all!  I have found a property that I am interested in.  The property is not up for sale, but after some research, I have found that the owner is behind on property taxes.  Also, the owner lives out of state.  I am curious if anyone has any advice on addressing the owner by mail about possibly selling the property without coming across as snooping into his business.

Thank you @John Peine  I am happy to report that I have actually had more confidence in myself lately and have been making calls to sellers.  I have done exactly what you all insisted...  just listen and learn.  I have not been able to get a deal yet, but man, just being more at ease is a huge step for me. :).   I have partnered up with someone locally (he has the hard lender) and my job is to find the deal, so now I am being held accountable and really am very proud of myself.  

You all have put my mind at ease and I thank you all for the advise and input!  If any of you all need help... just let me know!

Gosh.. the replies just keep getting more informative and in detail.  @John Peine thank you so much.  Such great information.  You sure make it sound so easy, and all great ideas.  You too have taken what everyone posted and just added a little more it.  Love it and thanks!!!  I will definitely use these tools... so helpful.  Everything I read and hear is... JUST LISTEN to the "seller".  I have engraved that into my brain for sure.  Great Stuff!

@Jonathan R McLaughlin Wow!  Great info!  Thank you so much for your input.  You have great suggestions and questions to be asked.  I have learned in the past to just be quiet and listen... I like to talk and ask questions! lol

I like the idea of waiting on the seller fiance question and I do totally agree not to overwhelm anyone.  I shut down when I get overwhelmed, so why wouldn't they. :) Great point.

@Patrick Hermans... yes that is a good idea too.  I was thinking about checking on here (BP) to see if there is any. Then all I have to do is take a deep breath. lol.  The nerves is what has kept me from doing this for over 5 years.  I tried to find a partner to buddy up with, but no luck.  I'm not getting any younger, so I better just suck it up and do it on my own!  Thanks Patrick!

Thank you @Patrick Hermans and @Kristina Heimstaedt.  These points are very helpful.  To put both inputs together does put my mind as ease some.  Kristina, a lot of the things you mentioned I did tell myself I must do, but like I said, I get so nervous that I go "stupid". lol  

I am thinking that if I had a list of things ready to be sure to ask or discuss before I go try to come up with a proposal, that may help.  I just don't want to come across as aggressive and turn the "sellers" off.

Hi Everyone!  I have a problem that I am hoping I can get some friendly advice on.  So, I get out and about and find property owners to talk with.... all with tons of confidence!  While I'm talking with them, I find a good time to ask if they may want to sell their property.  That is when I start to sweat because no matter what their answer ends up being, I don't know what to say next.  Even after all the articles, books, podcasts, and webinars, I still freeze.  I fumble with my words and can only think to say,  "would you be willing to owner finance". Of course if they say, "no", then that is easy... I thank them and walk away, but I'm thinking there has to be more that I can say.  If they say, "yes", then I freeze up because I don't know what to do next.  It is a no win for me since I get so nervous an am not sure what to do.  I know that there are tons of other ways to handle this, but I just can't get past the "frozen mind set" that I fall into. 

Anyone have any advice to get past this?  What to say next or at least do next?  All answers/advice/words of wisdom are appreciated!
