Well I love food... therefore I love your thought! :) I truly appreciate your input. That so much helps me out and HELP is what I need. lol. 

As I mentioned, I have a list, so Ill just go ahead and get started on it and see what happens. 

Couple questions... looking for your opinion/advice...

 What is your thoughts on mailing to divorcee's? 

    *Do you mail them before the divorce date or after it's disposed in court?

    *Which person do you mail to... husband/wife/both? 

    *What is the best way to find these people... County Records?

What is your thoughts on probates?

    *How do you contact the family about their loved ones home?

    *How long do you wait to contact the family after the passing?

Taylor, thanks for you time and again, your input. I truly appreciate it. No worries if you don't have any advice on my questions.  Never hurts to ask. :)

Great list you have came up with... and helpful for a guideline. Thanks for sharing.

I too am stuck on the filter part. I dont have a long list, but I do have a few to stat with and these are just from me driving around in a couple neighborhoods. Got the owners addresses and will be giving it a shot.

Again, thanks for sharing your information and if you have any other great tips... please share those as well.

Welcome to BP. Definitely take the time to read and listen to the podcast and yes... soak it all up. 

It can get overwhelming with so much information, but I too am new and have found that the more I read and interact on BP, the more at ease I am becoming. 

Continue to network on here, but you should also consider attending some REIA meetings in your area. I attended my first one last month that focused on Wholesales and Analysis and I meet several buyers there that were ready to look at any deals that anyone had. Its a great place to start networking with people (besides here of course) and get your name out there.

First off... Thank you for your service! My daughter just recently went through boot camp at Ft. Sill and is doing her schooling at Ft. Lee. She is coming home next week after being gone for six months. YAAAYYYY!! :)

Second.... Welcome to BP. You have definity found a great place to learn a lot about all aspects of real estate and network with people.

One thing that I have found very helpful besides reading the forums is listening to the podcasts (they are free) and getting all the ebooks that are offered on this site.
