WOW! Congrats to your big news and decision. I too have that same goal... do real estate full time. :) I am a new comer, but I am very determined and very excited to learn and accomplish my goal.
Will you be doing any out of state investing or is it too soon to know?
I will be starting out with wholesaling, but at the same time... learn the trade of fix and flip. That is my passion.

Ok... that makes more sense now. So what I am starting with is wholesales and work my way to rehab (as some new investors do). My passion is to take a distressed property and give it LIFE. I will get there someday.
So would you say that being the wholesaler, I still need to look for equity in homes or just good deals to pass off to investors? It truly makes sense to have equity if I was going to rehab it, but since I'm not...

@Account Closed Thanks for the response. I honestly might be making this harder to understand than it really is...
So not having equity is not necessarily a deal breaker... correct? Meaning, some people are upside down on the homes, and may not equity in their home, but that doesn't mean myself and the seller can't make a deal... correct?

Ok... maybe I can rephrase the question. How important is it to only make deals on homes with equity and why? I dont know if that helps, but I do hope so.

WOW! I too attended a FB three day seminar just a little over one month ago. It was very motivating, but at the same time, they were very pushy... as stated earlier. I like most was not able to pay for their very pricey mastery program. However, being so motivated to learn, I decided to do the research on my own, which thankfully, has led me to BP. Although I am still in the process of learning, I have found the forums to be full of so much information and people that are very open to helping and give advice... FOR FREE!!! Bigger Pockets is such a great place to learn!

I have read a little bit about equity percentage in a property, but am still confused. What is it exactly and how is it used when it comes to making a decision on whether you should make a deal on a property or not? Is it rule to only focus on properties that hold equity?
Thanks for any help to clear this up.

Welcome! I am just down the road from you. Glad you decided to join BP. I think you will enjoy being on BP and you will continue to learn a lot more as you go. I am new on here as well. In the short time I have been on here, I have truly learned a lot. Everyone is so helpful and kind. You should also consider going the local REIA meetings, if you decide to further this adventure.
