Hi Paul! WOW... its great to read a positive post from an experienced investor. Its good to know that investors can appreciate wholesalers instead of saying they are a burden in this business. 

Post: Look for buyer before or after contract is in place ?

Hi Dell. Thanks for your input.  Once I have an offer accepted, I will then put it under contract to purchase (with a clause stating that I have the right to assign/sell the contract). Signing a contract with a seller would give me "Equitable Interest" in the property, which will allow me to find a buyer to assign/sell the contract too.

Hello to all! I'm so glad I ran across this site. So far BP has been a great tool and I am enjoying what they have to offer on here.  As stated in the subject line... I am new to the real estate investing and I am so excited as well.  Now don't be scared of me because I'm new. I want to be as involved with people on here and out in the investing world as I can. I want to learn from all and possibly work with some of you. I too share the same passions as all of you on here and would honored to hear from anyone that wants to give advice or share their knowledge or possibly do business.  My goal is to start with wholesaling and work towards flipping, so please contact me if you have any suggestions or comments.

Cierra, I have wondered the same thing.  Is Reverse Wholesaling better or worse than Wholesaling?  Or is there a difference in which direction you go?

I too am new to the real estate investing world and I have done a lot and a ton of reading. :) I am interested in starting with wholesaling and learning from that to move to my next step. I have read blogs/articles that are positive and negative to wholesaling. Mostly positive, but there were those investors that state they do not want to deal with wholesalers.  In my opinion, we all have to start some where and at some point everyone is a beginner, so being new, it does make me a little nervous to think about starting as a wholesaler. But on a positive note, my readings have taught me that there are investors out there that will work with a wholesalers to get a great deal.  I think as long as the wholesaler does the deal correctly, it does save an investor time so they can move on to their next deal... and that is my goal... dedication and determination to get the deal done and succeed!
