Maybe I should rephrase my statement.... Total transactions per year.  Buy property and fix and flip and/or wholesale.  So basically, a person can not do this more than 3 per year. Or reach more than a certain capital each year without the license.

Does that make better sense? :)

A Realtor told me that an "investor" can not do more than three deals per year without having a license. 

I live in Oregon... just fyi.

Does anyone know if this is true? Or where can I go to find out the legal language as far as real estate investing/wholesaling?

 @Cortney Jones @David T. Great advice! I too am new and am just about ready to get the ball rolling.  My nerves are getting the best to me as well, but yes.... what is the worst that can happen? :)

I've been on BP for a little over a month now and although that doesn't sound like much time, I have learned a tremendous about of things.

Thanks so much for your input. I see that you are the Founder of Property Radar. I actually have never heard of until now. Can you tell me a little more about it and what it offers for a person that does not have access to the MLS.
