Sorry, but I had to laugh. I know you don't want to hear it, but its your own fault. You have to be a hard a$$ as soon as they late. I filed a pay or quit the day after late payment. Even though they promised to pay the next week. You can't let them play you. No heart in the real estate game.
Good luck...hopefully someone will come along to give you advice.

They moved into a vacant for-sale home without permission and the judge didn't order an expedited eviction. That sucks!

If you don't mind me asking.... financing? Do you have a mortgage on the other two? and if so, did they count that as rental income? We own a duplex and I'm researching and hoping I can purchase another in 6-9 months.

Ok, guys! You know I'm currently interviewing potential tenants....
Mr. Potential - I know you looking for a 600 credit score and former landlord referrals.
Me: Well, if there's anything in your background that doesn't meet the requirements it's best you save your $39.
Mr . Potential - Ummm, well I'm taking my current landlord to court, because he promised to fix things and didn't do it and I've only been here for 6 months. Prior to that. I had to leave that place because the rats ate a hole in the walls and we couldn't stay there. I left that lease early as well.
Me - You can certainly complete the application, but if you feel like you don't meet the requirements, it might be best to continue your search.
Mr. Potential - Well, my credit is not great, but can I please still view the property you are right next to the zoo and my kids are tired of us moving every year for the last 3 years.
DUH! - No need to waste your $39.00.
I can't stop laughing...
