Hi all,
So while also a landlord and real estate investor, I am an attorney and am working on a pro bono case with a lower income family in Essex county. It's not related to my matter with them, but they do need assistance finding a house or apartment that can accommodate the 7 of them. They have been looking for months but have been unable to find a new place to take them.
They are looking for a four or five bedroom for $2300-$2400 in Essex county. I'm hoping to see here if there are any landlord that might be willing to consider their application. If you might know of something please direct message me and maybe we can get this family a new housing situation for Christmas.
Thanks all,
Steve

Clear c/o is important. There may be serious issues that you need to fix and cost big $, if a c/o is not in place. Without a c/o, you cannot rent the place out.

For those of you who are in the middle of a rehab project, are you still letting your contractors work on the project? In our case, there are no more than 5 people working there at the same time. If not, can we request the lender (specially a hard money lender) to extend the term of the loan? We are in Allentown, Pennsylvania.

@Matt M. That will be great. Thanks! 45 minutes seems to be fine. How fast can it be done? It is kind of time sensitive. I’ll PM for your number, if that’s ok so I can call you on Monday.

@Chris K. The specs are:
(1) 28" x 65"
(2) 30-5/8" X 70-1/4"
(3) 29-3/8" X 70-1/4"
Thank you so much!
Yeah they are expensive but we have to do it because the building is considered commercial.

@Kenneth Garrett according to the PA code, if there is a window within 10 feet of a fire escape, that is changed i.e. removing the frame then it needs to be replaced with a fire rated window assembly. We replaced the old window because it was in terrible condition but then the code inspector said that needs to be fire rated instead due to its proximity to the fire escape.
