Sorry for the late reply, had to fix my (soon to be retired!) laptop.

@Account Closed Thanks for the advice. My goal is to become a little more familiar with the statistics first and then follow your recommendation and speak to more people who have properties in those markets. Will look into those 3 providers too. Thanks again.

@Lee Smith Solid advice. Yeah I def have to change my criteria to fit my price range. I've heard Indy is an interesting street-to-street type of market so thanks for the recommendation of the far east side. And yeah I'm hoping I do my research and find a good PM where I won't have to worry about contractors over charging me or anything. Will keep that in mind though.

@Jay Hinrichs Hmmm never thought of it from a tax perspective but this is interesting. Haha I'll check out Brie's site once I narrow down my list of properties. So is there a team in particular that you recommend?

Hi @Mike D'Arrigo and thanks for your solid advice. Looks like I was mistaken with my statements about growing markets and clearly I have a lot more research to do haha. I definitely want to go along the cash flow route vs. the appreciation route. Will PM you as well.

Hmm I never considered weather to be that big of a factor when purchasing property but that seems somewhat important in the long term.

Hello Everyone!

I'm a first-time investor looking to invest in a buy-and-hold SFH that has stable cash-flow in an A to B- neighborhood (any appreciation would be a plus, of course!). I'm looking for properties in the 60-80k range and narrowed down my markets to Memphis and Indianapolis. After some research, I found that both have stable and growing economies, a healthy list of available properties, and good job growth. Each market also has their fair share of "bad" neighborhoods and properties. So my question for you is: which market would you recommend for a first-time investor to jump into? Which zip codes would you recommend? What experiences have you had in these two markets?

Any feedback would be much appreciated. Thank you in advance!

Hello all!

My name is Snehann and I'm excited to be a part of Bigger Pockets!

I'm 22 years old, graduated from college about a year ago, and currently work full-time in New York City. Ever since I started earning a paycheck I've been eagerly trying to find ways to build additional income so that I can rely less on just one stream. I'm very new to real estate investing, though I've listened to a few episodes of the BP podcast and really think this is a great industry to be in. I'm hoping that I can build a stream (or streams!) of passive income through real estate and that, since I'm younger, I can help set up a future of financial independence for myself. Currently, I have some student loan debt that I want to pay off before investing, but I'm keeping an open mind and if a great opportunity arises, I'll definitely consider it.

That being said, I'm eager to learn more about real estate and will start reading the Beginner's Guides on this site. If anyone has any advice for someone looking to start real estate investing, please let me know. Thank you!
