There has been a huge turnaround in market for so cal. I know a few people who put their houses up for sale these last few months only to get low inquiry and offers 10%-20% less than neighbors were getting just a few months before.

Yeah, there is definitely a feeling of people looking at their house as a get rich quick scheme again...but easy come easy go

Those are good points. So you don't feel that real estate investments need to be hedged? I would be curious on your general opinion of where real estate prices are headed.

As I save money for another property purchase I worry about a market correction in the near future possibly as a result of international bond market issues.

Your blog posts are interesting as well. Definitely feel free to throw in some of your financial expertise because that really could set it apart from other general rei blogs.

I was reading recently about inverse bond ETF's. These index funds basically do the opposite of the bond market. As I'm sure many of you know the mortgage business in this country is controlled though bonds, interest rates etc.

How many of you have a hedge against real estate losses?

How long are you expecting the market to stay like this?
I was speaking with another broker and architect recently and they both felt that prices were far outpacing the earning potential of new home buyers creating another dead end.

especially if interest rates climbs.

Are you asking a stranger to spend their free time helping you evaluate a property so you can make money?

If you need an estimate on a property you own, or you give this person a lot of work etc that's one thing. But I wouldn't drag a seasoned professional out to a wild goose chase. Chances are he has more local industry connects than you and this could reflect poorly on yourself as professional. my 2 cents

In this state (california) there is a mandatory 1 year warranty on everything. Also there is a 10 year warranty on anything that is installed incorrectly.

Although I suspect you state may have a similar law its only as good as the money and time you are willing to spend enforcing it.
Finding someone you can trust, warranty or no warranty, is important.
