Even when you do your due diligence by asking for refernces things can go wrong. The only thing you can really control is your attitude and financial planning.

Also, when you see someone stuffing newspaper in the wall dont be afraid to kick them off the job right away. Managing your own construction projects will inevtiably land you in personal confrontations. Hang tough!

Why not insure the house yourself and also require renters to purchase renters insurance. Thats my first though but im sure someone else will know more.

If you have a good guy I would keep him around.

They key for you in making this financially viable is proper planning.
If everything is planned well your GC should be able to run the job like any other.

Btw, whats your location? I ask because I'm curious what kind of profit margins you are expecting on this endeavor.

How do you know the foundation has problems?

Not sure about prices in Missouri but 100k doesnt seem like enough.

I'm a general contractor in l.a. I may be able to help or offer a reference but it would be best to add a few details. Type of work, what your looking to pay, licensed gc or just an unlicesned carpenter looking to pick up a few days each month.

I have customers that call me for the major remodels but I have referred them to my own employees to help them with odds and ends.

If I understand you correctly the guy you hire is employed by another contractor btuut their paperwork is out of order.

Does the licensed contractor have workers comp and liability?
If so I wouldnt worry from the legal sense. All responsibility is on them.

Hello everyone,

My name is Cagney Moreau. I'm living in long beach, California and recently turned my eyes towards real estate investment education.

I just wanted to thank the posters and especially the moderators /bloggers (no brown nosing)who have contributed to building this website. I hope I can return the favor in some small part through my future postings.

A little about me..

I have worked in construction for maybe 7 years total.
This last year I started a construction company and purchased a small warehouse office that was partially rented out.
I never intended to become a landlord but as it turns out I am quite suited too it! Since moving in I have rented out a small portion of additional space and have to admit I am completely hooked.

Most of my experience is in industrial and commercial real estate but this forum seems to be full of investors involved with residential. Its a great opportunity for me to learn that side of the biz and please feel free to ask me anything construction related or relating to warehouse/office type properties.
