I work in los angeles all the time. Let me give you a piece of advice

DONT PULL PERMITS. (if its at all avoidable)

I am licensed to work in L.A. and have to pull permits sometimes.
But once you get the city involved its a total crap shoot. The city of l.a. is a mixture of corrupt politicians and niave public servants.

In my humble opinion....
Remodel the interior first. Then get the exterior done very quickly before they notice.

After a few years just claim that it was like that when you got here.

Or pull permits and may god have mercy on your soul. Serious its a nightmare at city hall.

Spray painting will not look the same.

However I do spray paint wood in various situations.

If you make an attempt do as follows.
Wipe down the cabinets with a wet drywall sanding block.
Spray XIM primer from a can on everything and use bullseye primer over areas where the original paint may be missing. Then paint with the spray can. Dark flats work best but the look is not that great.

I know my grandfather did mobile home rentals in rural areas and had a terrible time with it. Not sure if there are any other experiences.

I wasn't sure if it was my imagination or if I was being paranoid. I am seeing for rent signs popping up everywhere in my neighborhood of long beach.

I think people are looking to invest their money anywhere they can and just hoping for the upswing.

Sounds like it could be a wise investment if handled well.
Any enviromentsl issues like mold, asbestos or rot? How is the plumbing etc.

Post some pics if you have them. Even if you want to rent sections at a time I would budget 50k in repairs minimum sight unseen. Of course, if you can pay the mortgage and construction costs with your day job then that number could be reduced with some serious elbow grease. Or blown up if you dont catch a problem.

I'm currently building more space in my commercial building and the added income from my hard work is soooo worth it.

Mike G. I completely agree with you and have felt that way myself in the past.

Some of my favorite gifts in the past have been tickets to events, cash and expensive whiskey.

I've been on a few jobs where tubs were re-galzed. Other trades used blue painter tape to attach paper for protection for maybe 2 hours. When they removed the tape the new glazing came up with it.

Mechanical bond is important IMO.
