Security doors are a great way to go.

If you have a problem with people hanging around the building try motion sense halogen security lights with a two minute timer.
They will keep going on and off if people stand under them and no one will want to loiter around your building anymore.

Thanks for responses.

The root of my questions is how to best approach real estate professionals I haven't worked with.
Cold calls? dropping by their office? or should I just be content with referrals I'm getting from previous customers?

Keisha York, networking events seems like a good idea. THX!

I'm curious how realtors interact with contractors.

What do you need them for? How are they of use to you?
How did you meet a contractor you are using?
Do you prefer big or small firms or does it matter?
Do your customers ever ask for the reference of a good contractor?

I am a general contractor and most of my work is commercial/industrial.

Real estate agents and property managers are my main customers.

How would you recommend reaching out to these people?

Plan a 25% of est cost allowance for unexpected construction expenses. $7,500+/-

Still looking at 60k if you handle it well.
