@Brandon Boyer You have the right mindset, but might want to think bigger than Killeen. I redevelop and wholesale homes in military communities that have a larger city presence. For example Lawton OK is home to an Army Basic Training and another training mission, that means that you will have a lot of visitors every week for graduation and instructors who live off base (if they can find suitable housing). There is a low deployment yield and you will have more info about when the troops show up and leave. There are plenty of cities in Texas that are not overpriced like Dallas, you just need to your research. Hopefully this helps.

@Chris Rendall I know a few who can do projects in Midland, how many projects would you have going at one time? They focus a lot on working with investors and have experience with the type of homes in the Midland/Odessa area.

@Mark Kovacs are you wanting just rentals or are you also wanting to flip? Can't go wrong with either, but you may want to consider the Naval Basic Training Base, it offers great renters and AirBNB rates. I focus on military communities, the rents are steady, they are already vetted (still wouldn't hurt to check), and a consistent renter population.

@Zack Laning I use Zillow. I tend to make a list of properties that are similar and it alerts me when prices are going up or down, length of time on the market, and new properties and then I create a live spreadsheet that tracks all the info for the homes I have saved. It's free and so far it has been an effective tool that has helped me purchase and assign homes in the markets I work within. I know it's not necessarily a website, but I hope this helped.

@Eliott Harris I would have to agree with @Andrew Jonhson. I wholesale and assign, I found the best way to connect with buyers is to go/host REI events in your area. When presenting properties to buyers, I find it best to bring my builder with me to discuss the rehab cost and I will show them homes that will fit the ARV you present. In my case I find homes below market value and that will get most of my buyers interested, but it's all about presentation. Make sure you have a template the goes over the basics: Cost, Rehab, ARV, Market Analysis, Proposed Business Plan. Hopefully this helps.
