It was an appreciation play and likely putting their cash in a safe haven.
There is a lot of speculation on Midtown area at the moment with the new arena and new property developments going up.

@Jay P. I couldn't agree more with @Chris V. on this one.
I see a lot of people trying to plan out the next 5 years when they haven't started yet. Get started and I can guarantee you after a deal or two your whole perception will change because you've gained a little experience. Your 5 year plan will change with time and experience too.
Moving out of state is a very big decision, I am assuming. Try doing some real estate investing from where you are at now (be it in or out of state) to ensure you're in it for the long haul.

@Conor McAleer In order to get an offer accepted on a listed property that is priced right you'll need an all cash offer, with no contingencies. At least this is what I am experiencing as an agent that represents both buyers and sellers in the Sac area.
The Sac listed market is competitive with investors overpaying for fixers - squeezing profit margins thin.

I am a local agent/investor in Sac. I initially got my license to use for myself. I earned commissions off of properties I purchased for me.
I started doing real estate full time as an agent and use my license everyday now. But I would agree with @Jake Knight on this one - If you're looking to purchase just one or two properties a year I'm not sure it would make financial sense to do it. Besides paying about $600 to get your license there are quarterly fees involved with holding it, and then you'd need to locate a broker to hang it with etc.
As a buyer, you don't pay commission. You only pay commission when you go to sell.
