Hey Brandon! Welcome to the forum! Building a house will be a bit more complicated. It will take longer and have more holding costs. I would recommending starting with a cosmetic flip and expanding from there.

Hey John! You can definitely learn without paying for a mentor. You can learn from going to local REI meetups and a ton of content that is available only. I think mentors can be great and share shortcuts. But, aren't necessary. You can learn through trial and error.

Hey Troy! Their are some options you can do if the traditional route doesn't work out. I think it is great to explore all your options. You could do a DSCR loan which is based on the rental income. Or if your are looking to do a rehab you can utilize a hard money loan.

Hey Kaitlyn! So glad to hear that! For flipping I recommend using a hard money loan. They are fast and efficient. We look that you have the cash to close, the ARV is there, and your credit is over 640. Their is no prepayment penalty which is great for flipping or BRRRRing. With a DSCR loan there usually is a prepayment penalty or a significantly higher rate. For hard money loan they also include your rehab funding. Versus DSCR that is out of pocket.
