I highly recommend Gina Amaxopulos at Allen Tate Insurance. She has helped many of my clients and is good at not only finding the most affordable plan but also explaining the different levels of protection and risk so that you understand exactly what you’re getting.
Post: Any North Carolina 1031 Exchange Users...?

I've used Investors Title Exchange Corporation as my qualified intermediary as well. The process is pretty straightforward as long as you read and follow all the rules and deadlines (ITEC will provide you with these). The tricky part is the requirement that you identify a replacement property within 45 days. So you need to be prepared to find a replacement property within that timeline and close within 6 months. If you can do that and submit all your paperwork on time, there's no reason why the process shouldn't go smoothly. Definitely discuss this with your accountant in advance and make sure the closing attorney knows you're doing a 1031 exchange. Good luck!

@Natalie Onacki Lots of good suggestions here! Here are a few possible questions for the realtor: What is their experience working with out of state investors? What is their process for working with an out of state client...orientation to neighborhoods, showings, recommending properties, etc.? How quickly do properties go under contract? Are multiple offers the norm, and how hard is it to get a property? Anything you need to know about buying a property in Texas that might be different than Arizona (It varies from state to state)? Does the agent own investment properties? (not essential but a plus if they do). Do they have relationships with property managers they can recommend? Recommended local lender whom you can reach on the weekend if needed? @Seth Young had a good recommendation to get a client reference. Good luck!
