@Jose Guevarrafrom my readings, with direct mail you should not mail to major corporations, everywhere that i have read said that mailing to an absentee owner and LLC in some circumstances are the people to go for!

Hello, I am new to the real estate world and i will be investing in land properties and i would like to know all of the fees that are associated with a cash purchase of a property and then an eventual sale of the property. For example if I buy a property that is just land for $2000 what would be the closing costs and fees, and if i were to sell it for $8000 what would be the fees associated with this? And how would i go about doing this myself?

Sending a letter or two would be great. Sometimes sending a short and sweet letter just saying your interested in their property without mentioning you know they are delinquent on taxes is a good way to go. Some people may be embarrassed about that so if you take the approach that you don't know they may be interested in contacting you.

If I do a direct mail campaign to people who are delinquent on their taxes, if i buy it from the do i have to pay the taxes? or does it get wiped?

Ok so i'm going to start doing direct mail to buy land a resell them. I have no idea how to buy and sell a property, if someone accepts a letter where do i go from there? and what do i need to do and how much would everything cost if i bought a piece of land for $500 for example
