Hello Investors, I have always done double closings and mainly to keep my profit margins private from end seller (owner) and end buyer (investor).

So I was wondering if there is anyway to do an "assignment of contract" and still have the luxury to keep my profit margins private from end seller (owner) and end buyer (investor)?

@Rick H. Thats one thing i am struggling with and that is coming up with the right schedule.

So should I go weekly for example in the month of May and then group all May letters in one swoop to be sent out in June and then and July again? I am really trying to figure out a simple and non-confusing sequence..

Hi, I have finally trained a VA to pull my probates list weekly. I was just wondering if you experienced probate investors send out weekly or monthly?

I am pulling about 30 leads a week in my county.

I am needing help with organizing my list of probates. I think this may be more an excel question.

So I have a VA building my probates list with Estate Name, Executer Name and Address. So I am wanting to personalize each letter by using the names and property address without having to do each letter manually, so is there a way to upload my excel spread sheet and it automatically fill my "letter" and I can send off through Click2mail.com?

I would appreciate the help.

Hello fellow investors, I am building my first list of probates in Tarrant County of Texas.

And in the their online website when you pull up all probates they have "Type/Status."

The examples below are the most "Types and Statuses" I see. Can someone tell me what they mean and should I mail to all or not? I would really appreciate some help.

Example 1. Probate - Independent Administration Active

Example 2. Probate - Dependent Administration Active

Example 3. Probate - Other Estate Proceedings Active

Hello marketers, I sent out a mailer to tax delinquent properties and I got only two calls however both were very un-motivated.

So I am wanting to do probates to, however I am thinking I need to do one or the other to get good at it.

Whats your opinion on what is better "tax delinquents" or "probates?"

I would love to get your opinion.

I am using Click2Mail they are awesome as far as print & mail, but what I am needing help with is laying out a schedule & keeping up with a schedule to send post cards.

I will have a new list of leads every week and I would like to send 3 three mail pieces to that same lead, so how can I keep track without forgetting and getting overwhelmed. I thought maybe there is a software that can help me automate some of those things?
