@Ryan Robinson I'm just South of the NH border, always good to see more New Englanders.
I work full time in enterprise software sales and run my real estate investment piece as well. I think professional sales executives are excellent at time management, stress management, and many other "soft" skills. These are keys to building a pipeline, executing on actions, negotiating, and so on. Treat the deals as customers and fill your pipe!
The biggest thing I see with many of my peers who are in the same business(and many in rei as well) is the network aspect. We all network like crazy and build/team where it makes sense.

@Dylan Osmon I encourage you to go with what makes you comfortable but how often do you think any property manager is actually going to be putting eyes on your property? Assuming they are a reputable firm, they might have 100s of properties or doors and most do not ever actual drive by unless there is a specific reason.
What @Marc Rice said above is definitely good as well!

@Dylan Osmon I bet there are some who may not be "in town" but still easily accessible to the area. Is there a larger city anywhere nearby?

@Henry Lazerow I don't care if you have horns and a tail as long as you can close! One of my closest friends works in C-suite sales and always goes sleeves rolled up and ink out.

@Dave Foster Hey thanks for the detail in your post. I am aware of an older study that shows the $300K number and I am really curious if your numbers are from that or something newer! I was looking at the NCREIF research but couldn't pin a specific paper down. If possible, could you share the reference or source?

I think @Jason Smith nailed this! You don't know what you could even be walking in on. Assuming it is an emergency, wouldn't it be prudent to have first responders there anyways?

You seeing anything poppin in Lowell? Looked at a bunch of 2-4s but the yields are terrible.

After posting my previous response on here I wanted to add this.
I just took the time to look at the proposed 1031 change. This would only apply to individuals with income over $400K. know, I know, everyone sees themselves getting there but the reality is that many/most will not. I say, hustle like crazy and deal with it when you have the money to really find a way to make it work!
Keep that in mind before anyone panics!
