@Scott Heinze @Flavio Zanetti very tough to find anyone in those markets who is reliable and willing to deal with the issues.  I was just recently talking to a PM just outside of that area and she closed her business down as it was 24/7 problems and tenant issues.  One thing you should consider is checking the sex offender registry in those markets, you might be very surprised at what you find.

The NEREIA in Chelmsford usually has a PM or two but not anyone I can recommend.  

Scott, I would be curious to hear who you have talked to if you don't mind sharing.

10+ years in predictive and ML here.  

The primary issue with this model is the raw data, quality of data, and access to economic changes in markets that can be hard for a model to work with.

One thought would be to do a basic tribal approach to PA.  Take a data point and look at segmentation and correlation within a market.  I.e. economic data suggests listings are climbing.  What does a regression analysis show happens when listings are climbing and who is likely to list based on past listings.  You could then tie a decision tree in to basically say something like .... if X happens at Y % then Z should follow.  

Happy to discuss further but really the key here is raw data from MLS(as example) and economic indicators which are often reworked months after release(causing variance in the model).

@Michael Zack extremely common in MA due to all of the colleges/univs where parents pay.  I have seen situations where rent is placed in a trust and the trust disburses to you.
