Seeing a lot of back on market lately.  As stated above, Worcester is flaming hot.  Seeing many properties moving in Lowell as well.  Big turnouts for 3 and 4 unit buildings.

My personal home has septic and I have owned rentals with septic.  Don't freak out on this until you have an inspection.  High end assumes everything needs to be handled, dug out, replaced, etc.  Many times it can be broken pipes or other "repairable" issues.  Keep in mind septic systems are designed by number of users in home.  You can certainly take into consideration the resale value of a larger and brand new septic as well.

@Danielle McKahn I asked a few folks I know and will let you know if they get back to me.  That is a VERY tough area for an investor.  I saw a large building with my biz partner and we saw so many violations it was mind numbing.

@Austin J. some friendly advice.  Switch your privacy setting to lose the last name.  Since you are asking about a real world situation and real money you should take some additional care.  It would require very little to find a lot of info.

Keep in mind that many markets have players you don't see.

PE/HFs/Institutional Money is investing in a core asset base.  NYC provides this.  This also allows some degree of deal flow that drive sovereign investment and so on.  

Additionally, after 08 what happened to the low price markets? They were decimated and the core MSAs saw minimal leakage and growth at a sooner time. The small cash flow of a mid-west SFR is wiped out very quickly when something goes wrong.

Business is business but so is loyalty and a bird in the hand.  What is the cost to place/market/vet/evict a new tenant who may not be as good and reliable?

Just taking a different side of the thought process.

@Daniel O'Donnell I know a guy who takes thorough to another level.  He inspected a house I sold and let's just say he inspected anything else I bought for personal use.

What if we changed the word "inspection" to "education".  If you are new and have not been through many homes and/or don't really understand HVAC/Electrical systems and foundations(etc) an inspection will give you some inexpensive hands on real estate education.

Your first deals are your education deals.  Learn what you can so you can be better.  I doubt anyone will tell you a thorough walk through and report is a waste for long term personal and business growth.

Grew up in Everett and Malden line was end of my street.

As Boston and Cambridge keep going up on pricing we are seeing Caps going down.  Somerville is getting tight.  I see Malden as a good play if you can push pricing down on your deals.  You can play the Boston ripple effect for sure.

I have a bunch of friends who are now set for life from purchasing in Somerville/Everett/Malden 10-15 years ago.
