Hello, I need to evict a tenant and the company I have used in the past does not service LA County. Does anyone have a recommendation for an eviction company or attorney I can use? Thank you.

@Svetlana Kazantseva the contractors often have better pricing and know the materials they are getting. I have rentals I'm the same area and have lwr the contractors buy materials. If it's your personal home and you buy the materials then have someone bid the labor that's a little different

@Alex Place I did the security deposit in payments once, and it didn't work out. The problem was that the tenant really did not have any buffer for money at all, so every month, that rent was a little bit late and not even completely paid. They were very nice people but were not able to afford the property even though the rent was low. If you are giving them such a great deal in the 1st place. I'm sure they can find someone to help them with a security deposit or save up a bit for it. Your intention of helping peope with lower rent will already put them in a better position that another property with market rent.

I've had long term rentals for many years, but short term rentals for just a couple years. It took me a bit of time to get the hang of it and it would be better to work with someone that has experience. I've taken feedback from guests and done lots of research to continue to improve my airbnbs. Your business plan sounds good, but it would be beneficial to get someone on your team with experience. It's pretty different from long term rentals.

You can try turnover bnb, ask your realtor or find a local facebook group and ask who knows a good cleaner. I've used all of those for my airbnbs.

Without a ton of details, I'd probably honor the snowbird guest. It's so much easier when they stay for a longer time and if the money is good, I'd say take it.
