I just heard about this recently so searched on BP and found this amazing thread. I think the key to all of this is to be as certain as possible that their are no known heirs to the property. It does happen where folks die and they have no living heirs, and I personally don't see anything ethically wrong with maintaining and occupying (or renting) such a property. As a neighbor I would prefer that to the alternative lengthy process waiting for several years of unpaid taxes to pile up, ordinance violations, etc., to trigger a government possession of said property, meanwhile the property has turned to blight and hurt my property's value. One thing I still can't figure out though is how to get around the breaking and entering thing. Any thoughts on that one?

Thanks for the great map @Eric P.

Just curious, would you mind sharing your methodology for grading these areas? I know there are a few public access websites that aggregate crime statistics and other factors to give zipcodes specific ratings. Did you use one of those, or did you talk to local realtors/PMs/investor, or something else?

I already know about the "Murder Factory" but have also heard 64127, 64128, 64129, 64109 should be avoided as well. The Kansas City area, especially on the MO side seems so hit or miss in terms of neighborhoods. Can anyone tell me some places that they would really try to avoid? I get that some of these areas are probably cash flowing well, at least on paper, because houses are so cheap but I'm more interested in equity and appreciation plays. I'm also reticent to invest in highly dysfunctional neighborhoods because many PMs won't even take on your properties in those areas, so you can end up getting stuck with whatever turnkey company seduced you with their cashflow numbers to begin with. Not a good position I want to be in if things don't go well with my properties. Where are the sweet spots where values can still be had but that are also coveted by solid renters?
