Thanks! To clarify only looking for small lenders portfolio loans sub 4-5% in the current interest environment. No hard money or debt priced higher than above.

@Reginald Truss Thanks. My main question being if you do 80% LTV on a 2-4 unit investment in any scenario at all? Or you max at 75%? Let me know if the answer is ‘yes' to the former question, and I can PM you more details.

Hey All! I am looking for a portfolio lender in NY state that can do 2-4 unit investment property purchase at 80% loan-to-value. Looking for residential lending only, not commercial. Must be a portfolio loan not conventional (the latter goes up to 75% LTV per Fannie and Freddie guidelines).

Suggestions are welcome! Please PM me with lender name/contact or post it here.

P.S. Spencer Savings Bank in NJ are one example of a portfolio lender that does 80% LTV on 2-4-unit investment property purchase. They serve several counties in NY state only closer to NYC, but do not go further upstate.
