Hi Nathan, 

I came across your post while researching the Pittsburgh market and I am interested in a follow up! Have you invested in your first property yet? Breaking into the industry and keeping momentum can be challenging, especially in such an uncertain time. Grit and perseverance are two characteristics that will help you overcome issues that arise; it is all about perspective. And people who have no experience in investing in Real Estate will almost always offer negative feedback. So, do not rush to take advice from someone who bought one (or two) house XX amount of years ago, the experience is very limited.

I have no experience with the above mentioned options, but I recently decided to go back to using CallRail. The basic membership is $45 a month. With that, I have 10 phone numbers to assign to different campaigns I am running, which is going to help me narrow down what works better in my market. It tracks calls and text, routes calls to my personal line, and I can set hours so I do not get late night calls. I am interested in comparing it with Grasshopper now.

That type of responsibility and accountability is not often seen now a days, particularly on an open forum. Thank you for being authentic in your response. and congrats on creating a new business. 

As for Yellow Letters, are you planning on implementing any new features or ideas this year? 

I came across this post because I have utilized the idea behind yellow letters to contact leads in the past. I am looking for information on whether outsourcing the work has been productive to other investors.

I manage a location in Sacramento, CA and we are in the middle of brokering a deal with a new tenant. I am interested in what you are charging per a sq ft. for rent, if you do not mind sharing.

Hi there Carl, 

This is a very unique situation. Have you or the homeowners checked the contract for a hammer clause? Just an idea of where to start since mortgages can range from state to state and lender to lender. I am interested in what other investors have to say.

As @Ehsan Rishat pointed out, every market is different. Personally, I cold call and direct mail. The first thing I do is attempt to locate the owner, whether it be by phone, email, or social media. If I do not hear back, I then mail them. If you keep plugging away, you will eventually get something. I found podcast 81 with Michael Quarles was interesting and gave me some motivation for getting into mailers. He notes (I can not remember if it is this one or another he did with bigger pockets) that it can take mailing someone many times before you get a response. My partner and I occasionally still get calls from mailers that went out two years ago. The majority of the calls I get from the mailers are people requesting I remove them from my mailing list, but at least I know not to waste resources anymore on that lead.

Remember, it only takes one!

Have you tried downloading the Stitcher App? You should be able to pull up the BiggerPockets podcast on almost any major podcast apps. I just happen to use stitcher as it has a variety of podcasts available and the app is fairly easy to use.

Welcome to BiggerPockets Scott! I found this site has offered me the most support, whether it be by the plethora of information shared or members that can assist in uncharted waters. You said you have some deals under your belt, and I am interested in what they are: Buy and hold, fix and flip? I have gone to a handful of meetups and was surprised by the number of people who went.
