Some properties are grandfathered in. A good realtor knows them.
Clearwater is VERY strict; they have people who book on the usual websites and then cite you.

We have 10 small offices that can easily be combined, 500 to 5500 sqft.
Where would you advertise that?
(Never offered office space before.)

Hi,
I have MANY properties in my own name with mortgages from local banks.
I have an offer to refinance them (15 years 4.99% fix). I am at about 65% LTV.
Now I am thinking to move them into an LLC at the same time.
In the past, the big banks (BofA, etc.) banks did not give me any mortgages, as I had too many other mortgages.
Does anybody know how they see that if I have the property in an LLC? Do they see it the same as I have to guarantee the loan?

Buy a house that is located in Clearwater, but not annexed into the City, so technically still County. They have different rules.

Does anybody have a good contingency clause? We need to sign a lease, but it can only be valid after HOA approval.

What I Have found is that if you look at a map of Tampa, to the right of highway I275, From Bears Ave down to highway I4, these areas including ( University, University square, Sulphur Springs, parts Temple Terrace, Old Seminole Heights, East Tampa Heights).
So, is that a good or bad area?
