CW Houses in the 25K to 75K range are usually in areas that do not work as vacation rentals. There is a reason they are priced that way. Usually this are drug areas etc.
Also, only very few houses qualify as vacation rentals. It is a zoning issue. It might for for a while, but the City monitors these websites.

Be careful. Clearwater is very strict on zoning. Only very few properties qualify.

I know your property, I have a few in that area.
I don't think there is much room to increase rent. If you go over market, you start getting strange tenants.

Do you know a good Builders Risk Insurance that will insure a flip property for 4-6 month?
We are located in FL.
We have worked with Zurich in the past, but then they wanted a GC even for work that does not require a GC (like an AC changeout).

Hi. I live in Clearwater, too. While a pool cage is a good idea, it will not pay off. It will not increase the sales price by 15k.
