I own many properties in valencia park. We have bought a lot lower.
We rent a completely renovated 4/2 (new AC, windows, floors, bathroom, kitchen) for 1500.
A normal 3/2 goes for about 1150-1200.
We spent about 65000 on a 3/2 that needs renovation.
No trying to destroy your deal, but to give you some experience.

In Clearwater (and I do not know about other areas) the zoning needs to be right for short term rentals!

This was a year ago. We decided against acrylic paint. I have not found a company that does this for a reasonable price. Also, I have not found a brand that we could apply ourselves that did not have restrictions on the cleaning material being used etc. I was not confident that tenants would treat the painted BR properly.
(The reason I only need this to last for a few years is that we will replace that BR anyway.)

Good to know that I am doing good with my 5% loans.
I was told that one of the big guys does his multifamily loans with FHA funds, but I could never find out how - so it might be wrong,

Thanks for your answers. I have two offers from my local banks. We usually use them for our SFH.
However, both are asking for 5% and I was hoping to get lower.
So, basically this is to small for the really interesting funding options?
