I am an investor and Wholesaler in Trenton NJ.   We also host a bi monthly wholesalers meeting in conjunction with the local reia.  So that may be a great place to meet more Wholesalers.

I recommend Investor Carrot unless you are a total DIY Guy.   It's a robust platform with lots of built in education to take it as far as you want.   There is a monthly fee, and you don't "own" the site.   

I originally build my site on my own and had great success...  until it got hacked and I lost everything.  That played a big part in my switching to investor carrot, because they have the security built in and managed by them.

1)  Find the owner of the company and contact them.  You can look up the members online with a little searching.

2)  Do a public records search for owner name and address   Most counties can be found online.  If you want phone numbers get some skip tracing software.

3) You need to make a real offer based on comps. "ARV" is 90k... asking is 86k? Sounds like you really need to get the price in check, and that would depend on seller motivation, and your skills in showing the seller the true cash value of their property. Is nothing has sold for 22k... you have a lot of explaining to do. Remember... How can you help the seller. 22k May not work for them.

Great Point... I find it amazing when people argue that they only need this $10 Earnest Money Deposit. Use an EMD that Makes Sense.

Not an attorney.   We usually use our Business Name on the Purchase and sale contracts.   We sometimes use a LAND TRUST as the buyer, which allows for a LOT of flexibility.  If using the state contract we cross out the part about it being not assignable, and put in the other comments that it is.   I like the Land Trust when dealing with short sales and Bank Owned.  Just my non-legal opinion.
