I have not had an issue with any title company we used as far as assignment of contract.   If you are doing deals near Mercer County I would recommend Sterling Title Company.  They do a great job

 Michael,  Personally we do not collect rent.  Tenant pays the rent.  :)   That being said they can bring it to us, mail it to us, or deposit it at the bank.  My buddy uses appfolio, and we are considering making the switch which leads to tenants ability to pay at 7-11 stores.

@Justin Hansen, The local South Jersey Real Estate Investors Association has two meetups this month on wholesaling.  One in Trenton and one in Princeton.  Google them if interested.

@Michael Grasso - I m currently investing in Rentals in Trenton NJ. The prices are good, the rents are strong, and mercer county eviction process is very fair. With the current investments going into the city, I have hope, but it is more of a cash flow game then an appreciation game there now, although I do see the prices creeping up. The BRRR Strategy that @Vincent Priore talks about is a great tool, and something to learn as much about as you can as you build your wealth.  Because of this strategy we look at shooting for being all in (Purchase and Rehab) at 75% of appraised value.

@Nick M. - I am currently buying Rental Properties in Trenton NJ.  The prices are still very good, the eviction process is fair, and the rents are strong.  As with any city, I strongly recommend you get to know where you are going to invest.   As any city has variations block by block and getting to know that is important.

@Nick Brown - I would sign as member of the LLC, not personally. Be careful with your transparency. If your intent is ONLY to assign the deal, then you are treading on acting like as a realtor without a license. Consult a local attorney. Talk to some local investors.   I use a short two pager when direct to sellers.
