1) Get a deal or two done - Then look at getting an LLC or other entity with a lawyers advice.
2) I don't know Ga Law
3) You can be an agent and Wholesale. You need to talk to your broker and or an attorney to be in compliance.

You get house under contract. You Open Escrow with Title Company. You Give your Deposit to the Title Company (or lawyer or broker depending on your contract). Once you have a buyer for your contract, you assign it to them. Some people Take the entire assignment fee up front and you step away. Some people take $2,500 personally with balance at closing. Some Give the $2,500 to the Title Company. Is there a right way to do it? Depends on who you talk to. I personally get the deposit from end buyer to the title company. Consult a local attorney to determine what you are comfortable with.

Not an Insurance agent, but to my understanding. State Farm insures in Land Trust. The Land Trust is the OWNER of the property so that is who the policy is issued to (usually the Trustee is Named in the Owning entity). The Beneficiaries are additional insured.
