Anyone looking for Hamilton NJ Properties to renovate?

We have this charming 3 bed 1 bath home waiting to be brought back to its once glorious condition.

The house does need a complete renovation. It currently has old knob and tube wiring, original plumbing, 30+ year old roof, old wood shingle siding and a 60+ year old oil burner heating system.

The house is in a great area and is priced to sell quickly. ARV is in the low 200's.

Call me 267-580-9017 for additional information and access.

Cyntnia,

I have multiply properties over there.   There are a few blocks to watch out for but it is not too bad.   I would not limit yourself to chestnut park.   Franklin Park, Villa Park, Chambersburg and South Trenton should be part of your search.  Buy a nice house.   Get good Tenants, and your experience will be much better.   The Area is C mostly.  The cap Rate depends on your purchase and rehab cost and the taxes on the house you buy.   But a 2 Bed Will rent for 900-1000, 3 bed -> 1000-1150, 4 bed -> 1100-1250.  I would say the area is flat.  The tenants I speak to say the like the school in that section.  I am not sure what you mean by "per door rate".

Thanks,

Stephen Chatto

Hello BP,

Id its not too much of a bother, I have a few questions for the investors and landlords in the Chestnut Hill neighborhood of Trenton, New Jersey. Im thinking about investing in the area. Could you give me your opinion on: 1. The area as far as grade type ( B, C, D) . 2. The cap rate ( especially interested in knowing what kind of cap rate investors are getting in this area). 3. Your view on prospect for improvement ( up and coming area or going downhill area). 4. Also, in this area what is the typical per door rate ( I like to have at least $150 per door or more). Since I'm primarily located in Brooklyn, NY this would be a out of town investment ( plan to have property management in place).

Thank you for your assistance.

Fixer Upper! Who is ready to transform this once old and outdated chiropractor's office into the modernized living space this property so desperately deserves. This house has a beautiful brick exterior and enough space inside to truly create your masterpiece. It is currently zoned as "mixed-use commercial" but can easily be changed to residential with approval from the City. The current set up is broken into 2 units. The first floor was used as the Chiropractor's office, while the second and third floors was a residential rental unit. Come see for your self and bring your imagination. Please note: The property is being sold strictly "As-Is". Buyer is responsible for obtaining the Sale C/O or any permits required by the City of Trenton.

I have been investing in Trenton NJ for the last 7 Years...   If you want rentals it is a great market.  The prices are notching their way up and there strong demand for rentals.   If you stick to the areas the renters want it is much easier.   Don't be fooled into the cheap cheap properties that look good on paper.
