There is a lot of assistance. It will be easier to get them assistance and get you paid then it will be to get them out. See what you can do to help them apply, share resources with them, etc.

@Alexander Gonta I would say Trenton NJ is a good rental market. You need to know the market, and buy decent houses. There are certain areas to avoid, unless you know how to manage in those areas. I am sure that is true in similar markets as well. At the end of the day, the biggest thing you need to figure out is management. Are you planning to self manage or hire out. If hire out, then finding that property manager is key. How much attention they are going to give you if you only have one property? Not Sure. I don't think that you got a response, because there is no real question here.
Negotiating... Read "Never Split the Difference" and/or take John Martinez Course with Mid-West Revenue.
Finding Phone Numbers - Skip Trace. There are a lot available that vary in price.
Owner's Name - Usually on public record, you should be able to find a website for where you live.
Finding Buyers - Get a deal and advertise it, Go to REIA events. Find out who the players are, look at cash sales and reach out to them... etc etc.

There is a little nuance to selecting areas in Trenton. If you come across anything and want input on it, let me know.
I have a few tenants that are not paying because of COVID. The Cash flow takes a hit because of it. But they are the usual offenders. It's one in particular that is just taking advantage. Most tenants want to stay and I am able to work with them.

Have you driven through Trenton? Have you looked at the areas? You can tell a lot by doing that. Fell free to reach out to me if you have any questions. But at the end of the day, Trenton is a great cash flow market.

The City inspector does not represent you as a buyer nor guarantee that they haven't missed anything. If you need to know the condition of a property pay for a Private Property Inspector - Don't rely on a city inspection.

There are some agents and wholesalers in the Market, but I find more success sourcing my own deals direct to seller.
